Prospective buyers form an opinion on your house within the first 7-10 seconds of entering your home so it is crucial to make the best impression possible.  This is where home staging comes in.

Home staging is the process of preparing and decorating a property to make it more appealing to potential buyers.  You don’t have to spend a lot of money, just a few simple changes can make all the difference.

Here are some of our top home staging tips to prepare your house for a quick sale:

Remove all clutter

This is the most important.  Get rid of all the clutter in your home.  Either throw it away or remove it from sight.  If the items will be needed after viewings have taken place, then stash them somewhere discreetly.  If the items are things you could possibly go without until you move house, maybe think about putting them into storage.  At least it will mean some of your packing will have already been done! 

All floors and surfaces should be completely clutter free.  Bear in mind you may have some nosy viewers, so try and make sure easily accessible cupboards are neat and tidy too.

Inspect your floors

Ensure all carpets are clean and repair any creaky floorboards. If you have exposed floorboards in your home, consider getting them re-waxed or re-stained so that they look the best they possibly can.

Experiment with rugs

Rugs can make a room look more homely or sometimes they can make it look too small.  Try experimenting to see what looks best.  After your floor inspection, you may find that a rug might be useful if placed strategically to detract from areas of your floor that are less appealing.

Refresh your walls

To make your home as attractive to as many people as possible, it’s best to stick to warm, sophisticated neutrals.  A fresh lick of paint will go a long way to making a house look cleaner, fresher and more appealing.

Work those windows

All windows should have blinds or curtains, but avoid nets at all costs. You can make smaller windows appear larger with long curtains. Make sure the windows are clean, the curtains are pulled right back and blinds right up to allow for plenty of light to flood your rooms.

Leave your doors open

Make prospective buyers feel welcome and free to wander around your home by leaving doors open.  By having the doors open it will ensure the main selling points of a room can be seen from the doorway and will give a light, airy and spacious impression. Repaint and retreat the doors as necessary.

Consider decorations

Mirrors can be used to make rooms appear bigger.  Hanging the odd piece of artwork is also a good idea, but it’s important to bear in mind that your tastes may not appeal to everyone.  If you have a large amount of personal photos you may want to consider removing some of them as you want buyers to be able to imagine themselves living in your house.

Make your bed look inviting

All bed linen should be white or neutral, clean and neatly ironed. Plump up pillows and cushions and drape a throw over the end of the bed for added cosiness.

Focus on furniture

Pull furniture slightly away from walls and remove any items of furniture that are taking up unnecessary amounts of space. Ensure all tables are free from clutter (remember: no clutter anywhere).

Make your house look perfect but lived in

We know it sounds like we’re telling you to turn your home into a model show home, but it’s still important that your house looks lived in so potential buyers can see its potential as their home. Some nice touches like fresh flowers and a bowl of fruit will work wonders.

Sort out those shelves

Have we mentioned removing clutter?!  Avoid overfilling shelves, but use them to neatly display plants, flowers and a small number of pretty books.

Demonstrate how to use awkward areas

If you have some awkward nooks and crannies in your home, then show potential buyers how the space could be used.  That space under the stairs? Transform it into a tidy storage space or a small study area.

Banish bad odours

Use air fresheners and candles to get rid of any faint smells and make your house smell fresh. If you have pets really do make sure all carpets and rugs have been thoroughly cleaned.

Even just following some of these tips will help make your house more attractive to potential buyers.  It goes without saying that cleaning your house before a viewing will go a long way in making it more appealing to strangers entering your home.
